Everything seems to have slowed down or stopped last couple of weeks, even this thread died!
I have been on 2 weeks and just got a stupid bid. Up for 350, offer was 280. Rubbish I am pretty sure it’s worth what I have gone with having spoken to a few agents and local friends etc.
This could be long and painful! If the right place comes along I may be willing to advertise at offers over 330 and see what happens.

I may try that - offer 20% off on a load of places. Only have to find one person who takes it!
We're coming to the end of the school holidays so things should start to pick up shortly.
We've got the survey on the property we're looking to buy tomorrow. Interested on his opinion on the disintegrating floorboards we discovered on our last visit (in the corner of the lounge, under the carpet, under a strategically placed nylon chopping board).

I am looking at right rotters to hopefully improve but the needle drifts towards easy already done places depending on price and size.
We've got a third potential buyer. To recap The first buyers came round four times, including measuring up for their hot-tub, and asking during the middle of lockdoown if they coould bring their friends round for a viewing.
They pulled out - we think they were running two purchases at the same time, and seeing which finsihed first.
Second buyers loved it bla bla bla, then two days later pulled out as the gardens weren't suitable for them.
So third buyers look promising, no hyperbole, kept quiet during the viewing apart from asking pracical questions, running costs, where is the supermarket, ( didn't even want to see the garage) offered asking after their very close first offer was declined. The only issue might be that their buyers are repatriating from the Middle East, but apparently they are being pushed out.
Fingers crossed and here we go again.

We are due to complete on the 13th Sept as things stand.
Our house went live on the 1st July and we accepted an offer on the 6th July.
The house we are buying the offer was accepted on the 19th July.
If all goes to plan its taken about 10 weeks from being advertised to moving in a new house which we are chuffed with. Fingers crossed...

House went on market yesterday afternoon, three viewings yesterday evening, four tonight, another three tomorrow and two over weekend, and we have two offers already. Property is mad up here. Had offer on another house verbally agreed by seller tonight so putting in a formal one tomorrow, fingers crossed everything goes smoothly, never done anything like this before, totally out of my comfort zone!

Seen the same happen In the area we are looking to move to in 2yrs . Yes greedy fkers.
Figured it worth keeping an eye on the market for a period of time prior to going into bat.
Larger houses have been reduced and still not sold so we are also hoping the downward trend continues with farther out places now lots are being called back into offices.
Our sale and purchase are trundling along at a slow but steady pace. We accepted an offer on our place on 28th July and the surveyor has just today valued it. He said the purchase price is "about what it's worth", so that's all good. He also said the market is softening and sold prices are now starting to dip closer to their actual value (from a bank's perspective).

Then there are the searches. I've heard some people say they don't conduct searches until they have a mortgage offer, but that seems excessively cautious to me. Is that normal or madness? Reckon if I have the searches underway whilst Nationwide scratch their arse and think about the mortgage, we can be in a position to exchange contracts by mid next month, which is fairly quick going.

Having sold last November and is a cash buyer, a friend who is looking for her own place told me that she received an email from her friendly EA that they had noticed a distinct levelling of enquiries. Another, had registered interest in a new-build locally and the builder had emailed to say he was selling with a 10% ( £40K ) reduction.
Understandably it is a risky time to judge which way to jump.
I understand there is a huge growth in confidence in the job market although ending the Furlough scheme might put some properties onto the market, while ending the Stamp Duty benefit might reduce some of the over-heating we have recently seen.

Searches cost money and if you can't get a mortgage (and affordability is only one reason) then you aren't buying that house. For reference it was 9 days from application to conformation for our Nationwide mortgage.

It usually quietens down around now as people start tthinking they don't want to be moving in the run-up to, or over, Christmas.
On the new-build, what size is the development and what stage is it at? The builder must be under some pressure as that's a huge reduction and very unusual.

We have a flat on the Essex coast so will be looking to buy a house there . It’s quiet , has all the sporting venues I love , a great beach and a good community feel .
