It just seems very odd, no way of selling it as a home as its horrible and yet who would want a series of bland offices complete with attached horse stables!

Equally like you say its very expensive for building land!

Just realised why it's so expensive - Middlesbrough is scheduled for Freeport status so I assume that building land for warehousing within the boundaries of the Freeport (which IIRC extends quite a way out) probably has a value in excess of that for housing to the right buyer.

Looks ideal for a care facility for younger challenging behaviour/learning disability. Given the prices that providers charge councils in the region of a quarter of a million a year (paying NVQ staff minimum wage), wouldn't be surprised to see that taken on by Exemplar or the like.

There’s some higher value stuff a few miles out. Despite the town being a hole, there’s still money floating around (older money and locals done good), plus countryside is quite nice.

That is James Arthurs house for sale. It is not the same property in the news article. The fire damaged house was demolished to make way for these new houses.

This was in fact built as a care home but the owner could not get permission for it and decided to keep it as his own home.
