After losing a renovation project on a 'best & final offer', we decided to stay put where we currently are and make a few improvements to it (and order a Porsche smile )

That said, I keep my eye on the market and this cropped up last week. If it had a decent train route to the kids school, or was local to a school bus route, I buy it in a breath. Nothing 'grand', but lovely location, and pretty much all the sqft I need;

That looks idyllic, I'd just want to sure that river's going to stay put before signing on the dotted line.

50,000 acres of Californian countryside,

That's amazing.

You could lose yourself in there for years
$68M actually looks good value for that, for it's location. Amazing indeed.
Yep. Euro millions win, something like that (that one I'd build a family house away from all the cattle stuff, and let that run as is) would be an incredible place to enjoy life for 9 months of the year.
Isn't that wildfire country?
I was about to ask. How likely is it to burn to a crisp every year?

It will have been hit by this one last year. The third largest fire in Californian history was centred in the exact area where this ranch is located.

I love the look of this place, externally, at least - https://www.rightmove.co.uk/properties/100636772#/

Some interesting garage stuff going on as well!
What an odd layout of rooms.
I like that. Nobody will have another smile
Nobody would want another like it, looks like a run down B&B.
Take away the owners' penchant for slightly over-bright wall colours and there's a rather handsome house there, with its period features restored/reinstated. And land. And fishing. And garaging.
Why do estate agents take pictures like this? (and why do sellers allow them to be used?)

I'm consistently amazed by this kind of thing, along with a sink full of washing up. Amazing.

I do see what you mean, but equally, it's a utility room - it is what it is.

If I was interested in that house, that photo would barely register with me.

But why put it in there in the first place? It can only ever be a negative - as you say, at best, somebody will just overlook it. But there will be plenty flicking through who will see that and be instantly put off.

The photos are part of the marketing and frankly an EA that allowed that to go out of the door (or onto the website) just isn't doing their job.

Lots to like here for a property, though suggesting it's "Dorking" is a bit of a stretch as it's 10 miles away!

Yes that's quite nice, I love some of the room dimensions. Forest Green does fall under the Dorking address.. Our postal town is about 10 miles away too.

Location is quite something here, also only a short walk over the headland to some nice pubs etc.
The field in the fore ground is Beesands football pitch, which is hilarious to play on in a storm with one corner of the pitch also a few meters higher than the rest of the pitch.
"The property is only accessible at the moment by a 4x4 vehicle along the beach as the road has been washed away"
Was not surprised to read that it's been used as an AirBnB.
I was surprised to read the description didn't read as follows...

Situated only 200 170 150 100ON the waters edge...

Aye, I do agree. Not everyone is going to be as pragmatic as I am.

I mean, on this very thread, I've seen comments about how someone would walk away from a multi-million quid property because a hot tub is in the garden hehe

So if buyers can be THAT irrational, yeah, not clever on the EA's part.

As much as I love Devon, and being by the sea, the erosion thing is very real. It's a no from me.

This is what is left of the next village along that coastline:

Agreed. As soon as you read that the road to the house was washed away, sets alarm bells ringing given the house isn't that much further back from the waters edge...

How old is that village? I'm guessing that's at least a couple of hundred years old? Any photos of what it was like back when it was first built?

It's Hallsands, quite an interesting story to read about.
As always, the erosion happened very slowly then all at once.

Hallsands. 100 years ago, the sandbanks protecting it were dredged for Plymouth naval yard expansion and a storm combined with high tide washed the village away.

Article here on Beesands...

http://www.kingsbridge-today.co.uk/article.cfm?id=...

Road ws lost back in 2014. The village is protected ... this house appears to be outside that protection.

I think the price in indicative of how long they expect this house to be there - half a million quid with direct beach access in Devon? Can't be many like that that have long term prospects....

There's basically nothing about this house that I don't love. Unbelievable for the money.

Interesting.

So if the sandbanks hadn't been dredged, the village may well have been ok in the end?
