Smoker who had a burst pipe. Looks like a serious damp issue that wasn't really dealt with.
Likely the roof is letting in. The kitchen is particularly horrific though.

Wonder what it for - it’s been for sale for a while. It’s odd though - a near derelict (roof had partially caved in) house in our village sold at auction for about 5% less than the normal price would be.

I can’t understand how the house got into this condition either, especially as the agent said it was lived in until a year ago. Who would let their relative live in those conditions as that surely didn’t happen overnight?

You may look at the outside, and think 'that's ok', but bear with me.

The house is twice the size it should be for the plot.
It is on a traditional side road, made up largely of retirement style bungalows.
Rooms which are big just for the sake of being big. You could play football in that hallway!
Olive kitchen fronts with tiger granite worktops.
A gargantuan panoramic window to the front, to stare down on some bungalows.

It's a vanity project, built only to sell it. The irony is that he could have built a high specification bungalow for a fraction of the cost, and sold it for between £4-500K, making more in the process.
No idea what they bought that for originally, assume £250-£300K. With stamp duty, demolition of the existing, build-cost of new house including architect's fees etc they must be making very little on that at £645K asking unless the owner is a builder himself.

That's assuming it finds a buyer who wants to live in that type of house for £600k+ with no land in a cul-de-sac.

With plenty of stuff like this in the same town I know where my money would be going:

Still £710,000 for that, in Essex. I don't care how close it is to a London station, I can see a lot of work there and the finished house price surely cannot make it worthwhile doing. First time developers getting carried away?

This one in Upminster was recently sold for £720k and it's a 5 bed semi - http://www.rightmove.co.uk/house-prices/detailMatc...

3 bed semis listed sold recently in Upminster have sold from £395k to £680k - http://www.rightmove.co.uk/house-prices/detailMatc...
Re developer getting carried away, possible. Given it’s a proper state, it’s possible someone with more money than sense bought it. However comparing it to other Upminster properties, particularly south of the railway is nonsense. It looks to back on to the golf course, and it’s not the South Ockenden side, so is probably worth 50-100k more of the bat.

I’d agree, this is up for sale down the same road and the basic house was smaller:

http://www.rightmove.co.uk/property-for-sale/prope...

And this is very close and a little bit dated:

http://www.rightmove.co.uk/property-for-sale/prope...

I don’t think you would make much but should break even

I think you could squeeze 100k max out of the wrecked gaff. 150k probably pushes it to 22-2500sq ft and a blank canvas refit. Basic kitchen, but corian work tops and decent appliances probably in budget. Done fast it's not the worst way to make a return assuming you have the connections, cash or leverage.

Interestingly I have a former chalet that is common for the area. Much bigger footprint. If I did the loft I could go to 2900 (usable space ignoring eves), which is chunky for a semi.

And he's 81. No wonder he's getting shot of it.

It's not that bad - just a bit too modern. At £250k I'd bite their hand off! Same property here would be about £700k

I actually like that kitchen - maybe just lose the tiles above the Paul Smith stripes on the right hand side.

I wonder if that’s the most attractive frontage shot available anywhere for £250K?

It’s a very pretty house isn’t it. And as noted, while the decor is somewhat ‘avant-garde’ bar the kitchen it is all very superficial and would be removed by the vendor anyway. Garden is a good low maintenance template. Maybe the front looks out onto some shocking post industrial wasteland but on its own it’s a lovely looking property.

Near Skeggy by the looks of things, may explain it. I'm in the like it camp, as it could quite easily become far more sympathetic. Lose the modern wall and floor tiles, along with the high gloss worktop. Get rid of all the garish colours, wallpaper and light fittings. Make the garden a little more traditional. Old houses can get away with modern bathrooms, that's fine.

They've missed a trick not staging it better. Probably 90% of people shall click off within seconds of clicking on. It just needs a little vision.

Nope front view looks fine, road looks a little busy, everything else is fixable inc the artificial grass.

I don’t mind that. Nice blinds over the front windows and I can park my bikes in the front entrance. No need for a garage biggrin

Southwell is pricey, but there's so much nicer for similar money.

These three are all within 2 miles for EG (so still at Southwell pricing)

Has the street modelled it’s colours on these in San Francisco? I think it kinda works by the seaside but probably nicer in a pastel colour
