Most agreeable. Not sure you'd ever need much more than that.

I drove past this on Friday https://www.youngsrps.com/properties/old-vicarage-...

One should never have this much block paving and it obviously needs an update, but adequate garaging and located in a very pleasing part of the world.

Set behind sufficient walling and gates to separate it from hoi poloi during the summer months/weekends, yet close to some lovely pubs and strangely, for a village in the N York Moors, one of the nicest fish and chip shops you will find.

That is very picturesque. You'd also gain half an acre by getting rid of the tennis court and pool. S came out with one for 'classic from the mrs'. 'You could turn it in to a water feature'. What, a water feature for a Blue Whale?!

I thought that, for most, a pool is seen as something of a negative (being a pain to maintain) and actually devalued houses?

The tennis court adds more value, around £50k. On a garden like that they both add and that pool and surroundings works well. But in a small garden the pool would just be a pain in the arse.

My current house has a pool and the last one did too.... proper sized ones, tiled.

They don't add value, but they don't devalue in my experience. Having sold two houses with pools the pricing is pretty neutral.

But most (if not all) viewers and the ultimate buyers had never had a pool before so saw it as a benefit.

I could live without one having had pools for over 20 years and probably had 20 swims! Great for youngsters though.

OK, I can accept I may be wrong then. I'd be interested in hearing from Julian PH, having built a pool, if he thinks it's added, detracted or made no difference to the value of his place. Admittedly this was not his motive to build, instead it being for his teen daughter (which is much more notable than for the 'bling')

When we bought our house 22 years ago, it had a huge pool. It was in a poor state. We had the choice of filling it in or redoing it. We chose the refurbishment option - mainly because we had small children. Now, the pool probably needs another going over (not as big as the last one). Again, I'm tempted to fill it in but the wife will want to have it "for the grandchildren" (none of our children are anywhere near thinking about kids).

We still get lots of use from it during the summer months - certainly I swim in it most weekends. My wife will do more than that.

You also get lots of people popping over who happen to have their costumes in the car...

Tennis court, on the other hand, for us is a waste. Again we had one but it was in poor condition (surface breaking up, making slippery gravel on the tarmac). We rarely used it (neither of us play tennis). Again we took the decision to refurbish it. Played about 3 games on it over the ensuing decade. Very expensive games of tennis. Just getting the crud cleaned off it at the moment: 20 barrow loads of leaves, moss and crud. Plus it killed a jet washer.

I like unusual properties and live in one but that's a bit too odd and seems very expensive for something with such a dire interior.
