That sounds right, thank you.
Is your solicitor just forwarding this stuff on to you without any advice or clarification?
Yes. Very poor communication imo.

Stamp Duty cut is really interesting.

MrsC and I had been planning to buy an Airbnb let in the next 6mths or so (that we could occasionally use ourselves), and were tossing up between Scotland or France. This has probably tipped us towards Scotland.

Any word on how long it's expected to last?
Scottish stamp duty (LBTT) is devolved, I doubt the Scottish government will be as keen to cut it.
Well heck. I hadn't even considered that. Good catch.

I'd pay an extra 25k for it to be in France personally!

We originally fell head over heels in love with the countryside outside Bordeaux, with the obvious benefit of great beaches and wine on our doorstep.

We also love the Scottish Highlands, and MrsC has family connections up there.

Either way, you get a lot of bang for buck, and should be a pretty safe bet for Airbnb income. The added logistical headaches of buying in France were tipping us towards Scotland, and the SDLT savings would make it a slam dunk.

When trying to make an Airbnb work financially the tagline of a popular supermarket chain is always worth bearing in mind. wink

Glad the stamp duty cut won't delay by sale, but hardly a big help for buying the next place!

If £2500 helps that much I’m not sure it works financially at all, but I take your point.

Free money is free money at the end of the day. Although that appears to be moot, as Scotland isn't following suit.

Stamp duty in Scotland, even without the cuts, is already a lot higher than England. I’m not sure if it’s consistently higher at all price levels, but overall it is definitely a lot more.

So it sounds like we're exchanging at 4pm today, halted proceedings on Wednesday with the mooted stamp duty changes. It wasn't as much as I was expecting, but it'll pay for something most likely Fridge and Flooring.

Was really hoping they'd move it far enough we'd escape Stamp Duty altogether, its a horrid tax

I've been wanting to move house for a while, but the current situation makes me now want to do it.

Tax makes me consider moving back to England.

Wales is so expensive. £6k more tax on a £550k house.

Our house for sale at the moment so quite glad of the cut in that it’ll likely be an assist to selling our place whilst making next to no impact on the place we’re looking at offering on.

Does anyone know what happens with the deposit on exchange of contracts. It’s 10% so £65,000 for me which is more than I’m carrying in my back pocket at the moment. Does that get paid from the deposit paid by our purchaser?

I haven’t moved for several years.

Having completed a month ago and paid £13K in stamp duty, I'm f**king livid at this incompetent so-called government.

I'm also p***ed off at the property management company where my late father's house is, that we are selling. 4 weeks with no response to emails or phone calls and then we get a message that its £400 for them to send us a information pack for the buyer. Meanwhile the buyer chain is a breaking point.

rant over. wine o'clock.

Basically yes. If you are selling then the deposit gets passed up the chain.

Thought so, thanks.
