I can't see any sockets in the splashbacks.

Nope, the 11k was for everything including fitting (minus the kitchen tap, sourced that ourselves)

And there are no plugs as we are having the pop up sockets installed, will be able to show you them when worktop is installed next week!

We're in!

A couple of tweaks and finishing touches to do, and a lot of unpacking

Looks good.

Hope you don't have any fat friends though, the gap for the toilet (between the sink and the towel rail) looks a bit tight!

I'm also not sure I'd like to dry off from a shower with piss splatter all over my towel.

Good work, especially given the timeframe.

Great job. Whats the total spend vs new valuation do you reckon (roughly). Just interested.

We purchased the place for 204,950, spent 36,000 on it and no idea on the valuation, its tricky because of the 250,000 stamp duty threshold.

If its 250,000 I'd be happy we broke even/ slight profit, if its 270-280,000 I'd be very happy, time will tell (just got to replace some fence panels, replace front door and lounge window and I'll be getting 3 agents to value it!

Are you intending to live in it for a while or just bump it on?

In answer to the questions

I'm planning to live in it for a while, probably about 5 years. We are planning to buy the land next door and extend in about a year too.

The taps/basins are not "branded" goods. All very high quality/spec but just purchased from bath empire. Very happy with it all!

And yes you are correct, the plinths were fitted by the kitchen fitter but because flooring has been added since they just need to be "trimmed" by our chippy

And just for a finishing touch, replace the tired old window handles with some new satin chrome ones, will make a big difference smile
