This has just come on the market very local to me, not the most attractive building, but absolutely gorgeous inside.

Nice inside but the proximity to the boundary fence and the huge place next door would put me off.

It's seeing things like that which make me want to move to the States just because apparently you can build whatever the fk you want on your own land without going through planning committees. My dream house build would never get permission here.

My parents lived in Maine in the 1980's. Dad had 10+ acres with road frontage, so he asked the local authority what were the limitations on building a house or four...

The answer was; highest window cill cannot be more than 35ft above adjoining ground level. Roof apex could be any height.

Why? Because that's the height of the Fire Dept. longest ladder.

If you want to sponsor a longer ladder, you can build higher!

By the same token, you do get some challenging real estate and a lot of 'tar paper shacks'.

As above bit like saying Berkhamsted is London

First one "Grade II* Listed" so you need to love it as is, with some added polish and not mind being on the high street. Hadleigh from the couple visits/ evenings out seems like a nice place. The Indian is 3 doors down from the property one way and 4 from the Chinese the other and presume you've seen you are overlooked by the new housing at the side and back?

Dedham might want to check flood risk report, not sure it would reach the property but would put a dampener on your little walk to the restaurant

Not sure it's full prawn level but If you like Hadleigh how about using the £250k saved (plus cost avoided) on making this former pub more homely, and make most of overlooking the cricket pitch compared to just looking at the other side of the high street?

If we're heading East, here's an elegant townhouse in Kings Lynn, been on just over a year and still not selling (assume because of the school?) which could be had for not much cash.

The sagging roof, and the building looking like its not entirely structurally sound I'd say.
