Mortgage application submitted for my new place. £1,200 spent on sol fees as well. That was depressing!
Upfront? I have always paid a £200 engagement fee, and then the remainder comes off at the end!

Should have said...two different companies (one for selling my flat and one for buying my shared ownership place).

Slowly losing all enthusiasm for this now.

So after reducing, got a little flurry of viewings arranged. That’s as far as they all got.

1 booked for Thursday last week. Cancelled it and moved to Friday. Cancelled it on Friday morning.

2 booked for today. Both cancelled couple of hours before.

Nothing else lined up now and no other enquiries to the agent, and none of the above have re-arranged new times.

Oh joy. I absolutely love erasing all evidence of anyone living here (with two small kids as well) ready for viewings, and then they all cancel.
I hear you. Tiring to have to have everything ‘show ready’ for an extended period of time. Especially the mid week second viewings that get thrown in.
And I don’t even have kids!

Cancellations in addition sound even more frustrating

Going to be putting Mum's house on the market shortly when she moves into a care home, she's been here for 43 years.

Not looking forward to getting rid of so many memories.

Any recommendations/avoids for west Reading agents would be appreciated.

A mate of mine I've known since age 2 is a branch manager at one of the Whiteknigjts offices in Reading. Not sure of his offices exact patch as they have a few there but he's a good bloke and knows all the Reading agents. PM me if you want his details

We're now approaching 3 months since Sold STC to cash buyers now...

After 2 months of no contact, they raised their queries on the Feb 13th while also requesting completion 2 weeks later at the same time. Since replying to the queries on the 15th, we've heard nothing again from their solicitors. Horrific process, thought cash buyers were meant to be quick and easy banghead Although i get the impression their solicitors are not the best...

Plus as i seem to like hardship during this process i've now agreed to a new job... so now have to get the lender to reassess the mortgage for the onward purchase. Fingers crossed its all dandy....

Did you not raise this to your estate agent? It's their job to push things along and progress the sale.

Yeah, not the best but not the worst. Issue i've had is the buyers solicitor would ignore mine, then when my agent chases tell them one thing and then do nothing. Then when chased again would change the story.

At one point the buyers solicitor blamed it on their compliance team but the buyers themselves said that their solicitor was on holiday...

Next round of chasing will be happening today with suggestion of dates directly to the buyers.

Hassle your estate agent. Tell them all the things you have done and what you expect to be done by your buyer or seller and by when, chase them for updates.

Looks like I’m still on track to be moving in April. Between first and second fix at the moment and progressing at a frankly frightening rate - site visit today shows significant progress over just two weeks ago!

Front door and bay window are imminent, I’m told.
Still no sign of the external doors or bay window, got another site visit this coming weekend but I live just round the corner so it’s easy to keep an eye on things.

They’re pushing on with second fix anyway, hopefully means the timeline is being adhered to. Landlord is getting a bit funny about me not wanting to renew my tenancy agreement so it really does want to be finished on time!

Well, just found out there’s another one we didn’t win.
Same old story, someone with all cash offered more than us (and we offered above asking).

Not sure how we can compete with people sitting on £1.4m in cash.

Back to Rightmove it is.

Well, that narrows it down smile I don't think any of us can give a decent guess. But given what I think is your stamping-ground, £800k?

The market is still in a stupid mode isn’t it.

I’d be waiting a bit still. Just idiots everywhere and you’re best out of it imo.
