Gents.

This is a house that we are looking to build, but I can’t get the front to look quite right. The constraints are:

- The roof line – designed to maximize space
- The footprint – no where to go forward or back.
- My knowledge – isn’t broad enough!

Any comments/tips/pics to improve the front aspect would be very much appreciated. The picture below are the latest two renderings. The objective is contemporary,both within the constraints above, and planning.

I think the design on the left is nicer. What finish will it be? Brick ground floor with render around the upstairs window?

The design on the right looks like the roof overhangs the ground floor window, might reduce the amount of light getting in there? How far out does the wall with the front door protrude past?

Why not 2 big windows/dormers like the right image, but both with the style of the big window in the left image.

Interesting, a bit of Lutyens in there.


But dormers are a PITA on the inside - get up for a pee in the night and knock yourself out on them headache

What is to the left for the front door?

IMO, and I am not a designer, the sight lines of left dorma window does not line up with the sight lines of the windows or door below. If there was some way of lining the two up then it would look far better.

Who did the drawings? If you are employing an architect you really need 3D renderings, they will make your decisions a lot easier.

My initial impression is there is too much roof for the width. Side elevations would help as there are no clues to the pitch of the roof and the size of the dormers.

You state the roof line is to maximise space although I am struggling to see how when comparing it to a more traditional 2 storey property than the current catslide roof???

Agree, if there is a chance to make symmetrical I would go for it.

If you could centre the door frames under the dorma some how but I am not sure where you could then put the toilet.

Also just noticed it and it would bug the hell out of me if it were mine. Get the pitch of the dorma's to match the pitch of the main roof. I mean the little hip bits at the sides (if that makes sense) looks very untidy at the moment.

Forgive me if this is your design :-)

I think you will end up with a very "odd" bathroom by spliting the window like that (looks like Bathroom wall lines up with one of the glazing bars), the space you gain by going for a Dormer is going to be unused and (IMHO) I think it would irk me enourmously to look at 1/3 of a nice feature.

How about.....
Save £5K by not doing the dormer (steels/special windows/impossible curtains yada yada yada) and replace with some M10 Velux windows, 1 for the bathroom and 1 or 2 for the Landing, they would be easier to line up against the sight lines below.
