Howyiz,

The boss woman & I have put in an offer on this place as a fixer-upper. As you can see the decór is pretty dire, looks to be a single bachelor with his dog living in there for the last few years.

RE the living/dining room; I'm wondering what to do with the black ceiling beams. The large beam running perpendicular to the ceiling beams is sitting on pillars at either end and what I think is a brick built plasterboarded in pillar in the middle, so it looks supporting. Given that the ceiling beams seem to rest on top of that big one, I fear they're supporting the floor above. It's an old mid-terrace, with solid walls, so we'll likely put an insulated stud wall inside the front & back walls.

Can I just plasterboard directly up onto the bottoms of these & leave a service void above?
Does anyone know what the likely floor/ceiling detail is...is the plaster that's there fixed directly onto the bottom of the floorboards above or how do they work?

its a bonus , get the sparky in first , it'll save you money . Then board over and skim

I'd be very wary of buying a house whose previous owner decided to put a stuffed heron in the house biggrin

Pop a board up upstairs and you'll know if they're doing anything or are just cosmetic. I've seen faux beams before. Worst case they are holding up the floor above then its simply a board and skim job. Not remotely a deal breaker.

It'll really pull your ceiling level down if you board and skim. It's not high to start with. If they're fake I'd get rid of them tbh.

How long are they? If they were real joists I think they'd be running the other way.

I think they are running the wrong way to be real as well; also, I don't think they are even resting on the big beam in the middle are they? If they were real surely they'd have to, but I'm sure I can see a gap.

Is that a fish tank?

If it is, the poor fish must be constantly stting themselves with that Heron peering over them.

I'd say not real. As others have said they should run the other way. To be sure can't you drill a small hole somewhere unobtrusive and see if there is a voi above or the upstairs floorboards.

Looks like they are running the wrong way for floor joists. Was he a pub landlord ?

Thanks for all the replies folks!

IIRC the floorboard upstairs are running side to side along the length of the terrace rather than back-to-front, but they're only visible at the top of the stairs so they may be on the piss there. Having looked closer at the photos it does appear that there's a gap between the ceiling beams and the large one running across the room.

Hopefully they're faux and we can just rip them out. If not I am worried that boarding below them will make the room feel claustrophobic...might paint them first and see how well they disappear.

Still early days, we've only offered on the place so I don't think we can lift floorboards / drill any holes at this stage.
