Selling a flat: cheap vs not as cheap estate agents

I'm selling a rental flat up North. It's only worth £90-100,000.
It's rented out via a local estate agent, but currently vacant. They want £2,400 inc VAT to sell it. Just rang up one of their competitors who want £700 inc VAT to sell it.
The £2,400 place, it is the estate agent who goes around for viewings. However he's a bit slow to return calls and I suspect he is a bit overworked. So he may also be a bit slow to return potential buyers phone calls. The £700 place, they have two viewing-trained non estate agents who do the viewings.
