Rough pricing to build to first fix stage

I acquired a site recently and found the existing planning consent was approved for the dwelling in the pictures below.

I'm trying to figure out rough costs to build the house to the first fix stage and would be grateful if anyone would know such a way to estimate such costs. The house measures roughly 18m x 10m.

Our labour costs would be comparable to those in Northern England here in Ireland.

Electric and water is on site.
