I have seen my title plan (a while ago) and I have recently seen one of the adjacent field.

However there is an unused (for many years) field access approx 5m wide that is between my garden and the adjacent field that is not shown on either plan nor shown on Promap (presumably as it's covered by trees).

I would like to buy it and assumed it was owned by the farmer who owns the fields behind my house.

However if it isn't shown on any map / title plan, I'm now wondering if he does own it.

Is there another way other than asking to see his deeds ?

Can I view Title Plans online I'm happy to pay IF I can see what I'm buying as I don't want to buy my nor the field's title map.

I have looked on the Land Registry site and it says that no Title Plan for the area is available only a Title Register although it does list the area as under the Farm's Title - is this usual ?

As above - they say a title plan is not available.

Click 'map enquiry' (small text link if it is not already on the correct page). Put the postcode but no house number & search. Then on the next page click radio button for 'find properties' to 'on' and set radius to 20m. See what turns up. It's a bit weird the map search thing, but play around with it, it may help.

Thanks but that's the one I used.

Ideally I'd like to see a map of the nearby Title Plans

Yes it was a Map Search I was expecting to find.

All sorted now thanks to Muncher thumbup

No idea why a Plan isn't shown as available to buy when there is clearly one available.
