I have full planning consent to extend my home. Work is scheduled to start next spring and we should be `all done` by this time next year. It is not an entirely vanilla build, but that is not relevant to question at hand.

The total extension floor space will be 107 Sq M (so above the 100 Sq M exemption) however to make way for the new 2 story extension a nasty single story one (30 Sq M) is being demolished. Am I right in thinking that I have a reasonable chance of gaining exemption as the net floor space increase is under the threshold at 77 Sq M ?

Our Architect has been rather vague about this, and pretty much refused to file the CIL paperwork with the recently amended planning. The LA `infrastructure team` will not comment and simply advise me to download the forms and fill them in.

With the CIL legislation being fairly new I am told that various Local Authority's are interpreting it in differing ways and that many have fallen foul of various aspects.

If anybody has advise or recent experience of this to ahare, it would be welcome.
