cleanup was not pleasant - par for the course being a landlord now sadly, esp at the "cheaper" end of the market

A policeman friend sort of put me off that one - in Manchester we have always had long term "quality" tenants, we'd be swapping that for a much more volatile tenant base and would be looking at redecorating the place every time someone left as they'd just get trashed.

I thought the same thing. There's living in a messy/grubby house and then there's actually potential for someone to have had a mental health issue. Especially as the landlord said that for 3-4 years there had been no issues, then next thing you know she won't let people in the house and it's ending up like that! Dog Star said:

Don’t get me wrong we did have some decent tenants over the years but a string of 2-3 bad tenants in each of the properties (we had 10 when we called it quits) nearly bankrupted up through lost rent, damage and outright vandalism.
We always budgeted for:
New kitchen and bathroom every 3rd tenant set.
Full redecoration every time
Full refloor every other time
You have to have cheap properties that have a high ROI through owned outright or very low rate loan/mortgage to make any profit at all (other than it paying for itself essentially)

There are many people who live like that and in my experience a lot of them are just lazy and selfish. A recent example:

Guy had a leak under the floorboards ten years ago and rather than clear the rubbish out to get to it he just turned off his water and started improvising.
He used the bathroom floor for the solids, this is literally a pile of st covered in toilet roll:
