Saturdays as fine for Tuesday payments as per the rules.

In Sheffield now and viewing. The house with the monkey puzzle is about 50k overpriced. It needs a ridiculous amount of work doing to it.

Over the road from the one that needs a fortune spending on it, but up for more money. It's already been reduced from 345 so was obviously too high. If I could get them down further I might offer. Also need my viewings of mine to convert into offers!

It’s a little further out, like 10mins, but have you considered Dronfield Woodhouse?

ETA: pickings seem slim atm! There are a couple up in Bradway - 3 bed semis, this one is alright but I think you’d still spend money on decorating and carpets. Got a garage and parking though!

Yeah, seen that. Need to spend a lot on the inside, even if it doesn't have the exterior issues of the others. Also further out than ideal

Believe it or not, I've virtually viewed every house in the Sheffield area and immediate surroundings between 250 and 375k in the last couple of weeks 😂

Went for a second viewing on James Andrew Crescent today. It's up for a headline of 325k guide price on the advert. Body of the advert says 325-335k.

It went up at 345k in may. Dropped to 325 in early August. Bloke has been in and out of hospital so that has affected viewings and offers, but surely if it was that good it'd still have sold?

Asked him today what it would take to sell it today. He said 350. And talked about wanting 375 ideally.

It's very nicely finished. Doesn't need anything spending, really, at all. But either him or the agents are pulling a fast one here

I want the house. But I don't want to pay 350 for it

I get the impression he has had offers around the 325 guide and has turned them down. The agent seems frustrated with him too, as she knows his goal is unrealistic.

I offered 325 today and it was rejected within a few minutes. I've offered 332,500 (towards the upper end of the 325-335 guide range) by stretching my budget. That was 90 mins before the office closed and not heard back yet

I won't be offering 350. Depends if he actually wants to sell this house or not.
