This ^^^^I know two towns where they've opened one of these recently and both of them are going great guns. One is next door to a Cinema and on a Sunday afternoon the queue is out the door with kids and their families piling in after or before the latest Pixar.

Almost certainly there will be nil business rates, so other costs will be mostly insurance and utilities. Parking can be expensive too.Tiny cheese shop near us in similar size unit.

Farmers Market shop - selling locally made produce from the farms or factories that are too to deal with Tesco etc...
Once you have the local farms etc on board, you can have "guest farms" from other regions......bakers, butchers, pates, sources, you name it find it.....
Go to a couple of farmers markets around and make contact with the people on the stands.......

Thanks for all the suggestions - but especially to brrapp (and helpful follow ons)! Really seriously my love of cheese is well known! I don't know why I didn't see the potential sooner. The size is perfect, my knowledge is fairly good and the local suppliers are amazing. I'll start seriously looking into this first thing

Opening a high street bricks and mortar retail business with absolutely no previous experience is a fantastic way to make a small fortune - out of a large one.Getting premises would be well down my to do list if i was starting a business - no 1 would be "having a viable, workable idea".
No shortage of vacant retail units in towns (that should set alarm bells ringing already). The shortage is in viable workable business ideas.
Check the contract length and details on the store to. My mate had a successful clothing shop but the council redeveloped the centre and a shop that had loads of footfall then all of a sudden it had hardly any. The shop was bust and it took years to wiggle out of the contract. The shop was sublet several times making it a nightmare.

That will depend on the area. Big shortage of available shops in my area. OP will need to judge his area for himself. The cheese shop idea is entirely viable in the right place, and assuming there are no similar shops nearby. Gassing Station | Business | Top of Page | What's New | My Stuff
