It’s not a bad place to live at all. And far from being a crackhead, the tenants a young Romanian bricklayer who’s been there for a couple of years and likes it and is well liked by his neighbours.

ETA: forget about 23k. The owners not minded to take a penny less than 48k (yet).

ETA 2 : the rent isn’t 550 it’s 500, and the flat doesn’t have GCH, but what’s a bit of misdescription between property vultures.

A mate of mine who lives in London bought something similar in Glasgow about 20 years ago. He's had the same tenant in it ever since, a single bloke. Not had a single problem from him, and only had the occasional expenditure on minor repairs. Absolute cash cow.

So 48 suddenly becomes 55. Then a bit to spend to make good standard.

So yeah, it’s ok, but not special. I’d go 42 but owner wants more.

Looks like it may be pre-formed concrete? Not sure about that area but down south they can be near impossible to mortgage due to defective structures but I guess at those prices a cash purchase is doable.

EPC is lower than C, so it might need serious upgrading and no idea about HMO licensing situation in the area. You would need to get a good survey and proper DD really. The area is always full of students though, but you need to check if there is new stock (Student accomodation)

EPC C as a minimum for residential lettings was never a thing in England. It was speculated/trailed as a possible change but shelved ages ago.

Rules could be different for HMO, but I don’t see any threat of min C being imposed on general residential lettings any time soon.

Though looks a bit swanky compared to the average student rental when I was a Reading Uni

Private student lettings have got much bigger competition these days, thanks to all the brand new high-rise accommodation palaces which have been built recently at many Universities. There are quite a few around Reading. My son is in one in Leicester. So private stuff has to be much higher spec nowadays as students have much more choice, and often much more indulging parents...

Long time since the damp and mushroom infested slums I used to live in as a student.
