I have a slight conundrum; a client has asked me the following:

They have a client /tenant who has leased a commercial / warehouse premises for some years. The lease expired in October this year. The landlord offered / accepted that the rent would be paid monthly after this date.

If the tenant stops paying rent what are their tenancy rights? Obviously with a residential tenancy, the tenant will have on average have 6 months before a court order affects an eviction. But what is the law regarding a commercial tenancy?

I should point out that my client could put the tenant into administration as and when.

Any advice greatly received
