Art Deco doer-upper anyone?

I like a bit of Art Deco and we could do with a bigger house. So when Mrs So told me she'd found an Art Deco project I was obviously all ears.

But I am not going to go after this one, because she and I cannot agree whether to choose Farrow and Ball Elephants Breath or Herrington Blue for the downstairs toilet.

So if anyone else fancies a project, a couple of weekends should have this straightened out. Oh and it's just been listed, so you can't knock it down.

I'd love to restore that. Problem is I doubt you would ever recover the money based on £750K asking price and what it would cost to do properly.

There are a few round me, this one has been on the market for years, literally probably getting on for 10 years empty.

For the area, yes. I remember it being at £450 may years ago. Not as nice but fabulous location by comparison.

I agree ref the property in my OP. You would have to completely take it apart and get a lot of specialist work done. Then you would have a not especially attractive Art Deco property (in my eyes) that is still in the middle of Loughborough.

I haven't looked at the plan, but I wonder whether some of the land can be sold off for development so that you don't end up with it owing you far more than it is worth.

But with regard to the latter property, that is utterly beautiful. Why has it not sold? My best guess would be that the survey throws up things that need doing, there may be a limited pool of lenders (and maybe insurers) and the owner doesn't want to price it to reflect those facts. My folks tried to buy one similar some years ago and the list of works combined with the price put an end to it.

So do I, it shouts "class" - no tools, no clutter, just a garage of someone who pays someone else to have the tools, the clutter, etc.

Just ridden through Loughborough on my bike, been along Beacon Road hundreds of times but can’t picture this so will look it up tomorrow when out on my bike again.

ETA. I know why I can’t picture this, it’s on the other side of Epinal Way which I’ve rarely been up, some nice properties up there and this is on a large plot.

The brief in the link suggests a property close by has had another built on the land so selling a chunk of for development might help it.

Not sure on the roof top pool, a bit of cif needed to clean it up.

The property is known to the urbex lot, so you may not be the first,

Some good news on this property. Photos from today.











Whoever the owners are, they have really got local people rather excited about this place. There was an assumption that it would be purchased and demolished, or at best the land sold off for McHouses.

To engage to that extent with the locals has a whiff of 'executive flats' even if they say they're going to 'live there'

When it first came up for sale, I thought "there is no way that anyone could guess what the costs will be. But it will be massive". I wouldn't be surprised if it were more than £500k.

What intrigues me is that they want everyone to know what they are doing but to remain anonymous. They also have a good line in large format information boards.
