Lodger has been taking things...
Discussion
I'd have difficulty trusting leaving the flat with my stuff. Mind I've had worse flat mates. I'd get the video and give him a hour to pack and leave

My advice get rid under the terms of your contract - I don't think filming anything will help - you know he has and a gotcha isn't going to make any difference - if you want to find another lodger roll the dice
The OP would have a golden bullet. P1ss takers frequently "know their rights" and can be quite brazen in attempting to apply them; I had to evict a girl from our flatshare once who'd lied about her employment status, didn't meet rent or bills then tried to ransom the landlord. She was talking about the police and believing sleeping in a flat with the othe 3 people affected by her would be a smart idea! The arrogance just astounds sometimes!TyrannosauRoss Lex said:
Well, he's been caught. I'm at work but I got a recording from the camera this morning!
.
Footage would be helpful but if it shows his face, you might be in a spot of bother. Not sure on that legally..
As far as he goes, get your door locked tonight and serve the eviction notice. Every day this goes on will wind you up more.

Thanks chaps. I'm inclined to get it on camera first. Mainly because I'm petty and I don't think he should be evicted without knowing he's been sussed. The financial implications of what he's taking is negligible, really, but it's the principle of the matter, as I'm sure you'll agree.
I don't NEED a lodger, I'm otherwise perfectly financially stable, but I've been using the extra cash just to massively overpay on the mortgage and increase my pension contribution.
How about he steals your stuff, you steal his. Eventually you may as just swap rooms! I don't NEED a lodger, I'm otherwise perfectly financially stable, but I've been using the extra cash just to massively overpay on the mortgage and increase my pension contribution.

Have you thought about stealing things back? That’d learn him.
Pretty hard to take back used aftershave it was tempting to put a note on the aftershave saying something like "I'm watching you".... steveo3002 said:
message him-
do you want to explain to me and the police what you were doing riffling through my belongs
or
leave the keys on the side and be gone before i return tonight
Tbh this, he's crossed the line, I'd be throwing him out tonight, items left outside and locks changed.do you want to explain to me and the police what you were doing riffling through my belongs

Confront him with camera footage, give him 30 minutes to get essential stuff out, allow him to come back (supervised) within a week to get the rest of his stuff, change locks as soon as he’s out (keep deposit for this purpose). Also might be worth a quick call to 101 to notify them of the situation and your plans in case he kicks off?
Confetti bomb in the drawer?
Blank armed mine? (although you may have to then clear up some human waste)
You either need to game this, or give him his marching orders. (It looks like its habitual to me now, so get him gone as it will escalate and you might lose something you really treasure)

The problem with throwing him out with no notice is that he’s not going to have anywhere to go.
Now, you can say that’s not your problem, but it might become your problem if you have a contract with a notice period in it and he tries to recover his costs (such as a hotel bill) incurred as a result of you breaching the contract.
Clearly serve him notice tonight though!
Edit: as an aside, seems crazy to have a shared house and no lock on the door. Even when sharing with friends at uni we each had a locking door!
