Looking at buying a late clubman budget around £20k
Tapping a few dealer /supermarket cars we looked at into online valuations sites suggests a £5k spread (25%+)

Is this typical for minis or have the online valuations sites dropped valuations lately and the retailers not adjusted accordingly ?

Prices for used cars are still strong. Minis and very spec dependant as nearly everything was an option. Low mileage main dealer cars will always be more expensive then independent dealers. There's 5 or 6 local dealers to me that sell a lot of F56 3dr Minis but they never seem to have Clubman's.

What age and spec were you looking at?

That's very low mileage for its age, I'd still check it's had 3 services on time as there due every 2 years regardless of millage.
Price is about right because of spec and mileage.
