An odd thread that probably won;t go anywhere but i believe you should praise good service as much as be intolerant to poor service so...

we rented a place through Lanes for 8 mths whilst we looked for and subsequently purchased our new house.

And I have to say the whole thing was as good as you could expect. the guy showing us around was there before us with the keys (perish the thought)! he called my wife just before we got there to let us know he was there and that we could arrive whenever we wanted.

they mended the heating the day we reported it to them.

they mended the bit or artex that came away from the ceiling plaster even though we only told them for the sake of not getting in trouble.

one of the managers came around to do the final inspection.

and we got our deposit back in good time.

and finally after the bank cocked up the standing order they have repaid us for the extra months rent as soon as they received it.

all in all a very good experience and head and shoulders above the poor first impressions we had from other firms.

so if anyone is BTL'ing and hates their current lettings management i'd at least like to say that from a customer's point of view i was very happy with the quality of their service.

if we weren't planning to buy we'd have had no real reason not to stay.

That's good to hear.

What's the minimum lease period that they do?

std 6 months i think. and then they let you hold over a month at a time.

only slitghly annoying thing is that they're strict on you giving notice in whole months (ie. if you want to be out on 15th and you pay your rent on the 7th you'll always end up having to pay for the extra week no matter when you give your notice - but they're all like this really).
