As others have suggested, go for both if you can.
We have a wall mounted ZT60, and a pull down screen for the projector. Obviously the picture on the ZT60 is worlds better than our Projector, which is a few years old now, though it is a full HD Optoma, that cost about £1k - but the the TV was over £3k.
If your doing the whole surround speaker set up, then an additional PJ doesnt clutter the room any more, as the PJ is roof mounted, so not intrusive, and the screen is also not very visible when not in use. It would also not be a massive cost, and can be far cheaper than a good TV.
Its great for that extra wow factor when you want to watch a big film, or sports if thats your thing. We usualy have the speakers on for normal TV, and you would need them for the PJ anyway.

A bit of a thread hijack here. My electric project screen appears to be having control or motor problems, i.e. It does not always respond to the signal from the projector or needs a tap to roll back up after the project has been switched off. It may just be wearing out.
Could recommend a decent replacement that is not silly money. The current screen is an 8 footer Beamax which I thing don’t exist anymore

Yes, unfortunately Beamax went a while ago, although somewhere in my mind they phoenixed, but they may have just bought the name. A bit of a thread hijack here. For replacement I need a little more detail, is it surface or hidden, Tabtensioned or normal, standard fabric or accousticly transparent?
It could be that just the control side is sticking, for the contact closure to trigger the drop or wind up. Is it a seperate control box or is it build into the screen?

I had an Owl screen that started to stall when the motor was asked to retract it. A nudge got it going, but it got worse until it stopped completely. You could hear the motor humming, it just didn't have the torque. I took it to bits and tried to source the Somfy motor, but it wasn't economic to repair.
I replaced it with a Sapphire screen, pretty much like-for-like.

No complaints at all about the screen.

The screen sits behind a pelmet in front of some French Doors so is hidden most of the time. It’s a normal screen not tab tensioned and the control box is separate.
Currently the screen does not react immediately to the projector being switched on the first time so it tends not to come down all the way. I have to turn the projector off, have the screen retract then turn it on again and normally the screen will then react immediately and come down to the right level.
After a movie has finished the screen now fails to retract unless I give it a nudge up
