Asking for a friend...

So there’s this house for sale with bespoke 4 car garage/workshop, 3 phase power, large secure drive, small secure ‘yard’ suit Motorhome, trailer or more cars...
10 mins from Donington, 25mins from Mallory.

Rightmove doesn’t have keyword search or categories for ‘specialist’ houses, so where would I advertise to get the best exposure?

Yeah but the Powerfully Built need a absolute minimum of two bathrooms per bedroom, a his and hers gym and indoor pool, a £250k plus kitchen, at least 10 acres of land, a in and out driveway with electric gates and a log store containing enough fire wood to melt a polar ice cap.

Anything more modest than that with car or workshop potential would be instantly dismissed as nothing more than a 3.14key yard.

Put it on RM as usual, and then spend a few (literally) quid on Facebook ads, using car-related keywords to push it in front of likely buyers.

ETA - suggest your mate find a decent agent who'll both understand & do the above for them. There should be one about, and although they'll charge more than PB or other DIY agents, they'll very likely get him a better result.

I've not done it, but yes, I would get on rightmove and zoopla (which can at least keyword search for garage etc) with a decent local estate agent, and then spend some time and or money putting a link to that in front of suitable people, and or taking out additional classified adds.

A link on this forum would be a good shout, as well as other suitable national/regional car sites.

You might also be able to get adds with Donnington/Mallory either online, FB group, or literally posters on the garage walls and in the cafes etc.

If the house is something significant, you might even be able to get a few sites/magazines to run a small article.

I advertised a house on Autotrader once, a box ad describing garage, and "oh" 2 bed semi in nice area included,
I had a few viewings,

Over the years, I've seen similar properties advertised in some of the glossier and more serious car magazines (including Motor Sport and one of the Porsche owners mags), especially those that cover more of the racing and possibly custom car scene.

Could maybe generate interest if suggesting 'possible' commercial use for the workshop? That's one of the reasons I bought my place.

Sort of along the same lines I was amazed at how much effort I needed to put into finding a house with a double garage. Some listings mention it, some don't - it rarely seems to come up in 'custom searches' on both RM and Zoopla.

I ended up just clicking on all houses that look like they may have one tucked away somewhere. I gave some feedback to the selling agent of the place we ended up buying saying that I didn't understand how 'double garage' was more of a selling point - she just said "most people are not that bothered I guess" and that was that...

It was probably our most critical search criteria hehe

Sounds like my perfect house! If only it was closer.

Just out of interest, how much is it up for? How many bedrooms?

I really want a double garage. Not many under 300k around here.

I'd settle for a single garage with decent outside space.

Seemed to be the case when we were looking too.

Eventually struck Gold and bought our current house complete with a two and a half bay cart lodge that's got a third more sq/m floor area than our lounge and complete with a 5m long workbench and mezzanine floor. smile

my dream home was, basically a workshop downstairs and house above. So rare and didn't have to be a powerfully built director to own one, they were reasonable priced.

Best house I looked at was an old Garage, it had roller doors 10m wide, 20m of depth, then a littlle house tacked on the side and above part of it. In a st area, so didn't pass the school test, but it was incredible.

Missed a house when we were looking that had a 'unit' round the back, out of sight from the road and nicely hidden from the garden. It would have easily housed a couple of ramps, big workbench and 4-6 cars. I keep telling myself it wasn't in the right village for us anyway, but in all honesty it was perfect.

We've got a bit of land 10 metres from our current house and it's got an old abandoned tyre shop on it. Has an inspection pit, again plenty of room for ramps and 4-6 cars, even has an 'office' round back. It's pretty well hidden from the road, covered in brambles from the outside - actually looks really 'cute' and would be an amazing little hideaway for a few toys.

One of the residents is currently using it FoC as a woodworking shop/general storage. If the land owner ever wanted to move it on, I'd love for an opportunity to at least stick a bid in but the land is big enough to squeeze another house on - so no doubt it will get sold with planning permission (or with a house in the place of the workshop)! frown
