Suspect another caveat required, in that as usual it depends on location and which bit of that local market you're interested in.

Certainly locally there are properties that are just sitting unsold even after a couple of price drops, though often there's a reason for it when you look in detail. A while back even those were being snapped up.

Further up in price brackets it's still moving due to people moving away from cities due to wfh shifts, now finding themselves priced out of eg Cotswolds and looking further afield into say Hereford and Worcestershire, which then affects the next area and so knocks on elsewhere.

Having said that some of the price expectations from big developers are at levels previously unheard of locally. Pointless to mention numbers as what seems ridiculous in one place is mega cheap elsewhere.

Couple more from last nights Asda visit.

Multipack crisp, always been 3 for £3, now 3 for £3.75.
Asda bacon, same price, but now only get 10 instead of 12.
Uncle Bens rice, always been 2 for £1.89 or 2 for £2 since I've been buying them weekly (almost a year), now it's £1.25 each, no offer on.

Good news surely? I mean everyone wks themselves into a frenzy over rising house prices, so this must be good news too?

You're confused. Or perverse. Or possibly both.
There's a difference between pointing out Throttlebody's rubbish about prices falling and saying rising prices are a good thing.

It’s easy to see why people get so triggered with a property price correction, they’ve built their financial futures around it.

The Central Banks have been the core issue. Too much focus on inflation for consumers and not enough on controlling excessive asset price inflation. Correction time and credibility loss.
