Could I ask a general question?

My fixed rate ends Oct 20. At that point I'll have just under 3 years left on the mortgage, with around £25K left. Currently with Santander, if I don't pay that amount off, would they let me a have a 2 year fix?

Seem to remember reading you couldn't fix at that point?

Yes they should...........which is good because you wouldn't be able to remortgage to another lender as most have a minimum term of five years smile

Sarnie/Liam,

We’re looking to move sometime after this mess blows over, who knows when that will be...
We’re starting to think about the ballpark figure we could afford, is that something you can guide on? Better to get thoughts from someone in the know than the NatWest calculator hehe
(The expectation being you’d get the work)

How's the outlook for mortgages looking at the moment? Still offering decent rates/products? Been reading quite a few products have been pulled and BTL rates even worse?

Largely business as usual........ some lenders have reduced their offerings where they would need a physical surveyor (Leasehold properties, flats, new builds etc etc) but where one lender pulls back from a section of the market, another one steps into it smile
