I've got a bit of a complicated financial situation, but suffice to say it doesn't make sense for us to buy our own property at the moment.

That leaves us with a reasonable house deposit sat in a savings account earning minimal interest.

I'm interested in exploring a buy to let, but need to talk this through with someone...

Do products exist for this requirement?

Hopefully you'll get more useful replies, but yes, they do.

I only rent the house I live in but own a BtL mortgaged house that I rent out. I wish I could buy another to live in but I'm in similar position to you by the sounds of it.

There are lenders who will do First Time Buyers who are also First Time Landlords but most have minimum salary requirement of £25k+

And just to close off the thread for any future people searching.

Spoke to Sarnie, got an idea of numbers, gone off to have a think. So yes, it is possible to get a BTL mortgage when you don't currently own something !
