House sale, solicitors fees?

The solicitor I'm currently using for a purchase has a calculator for the fees on the website. When I put the details in you have provided, it comes out with £447. Your quote therefore looks a little high.
I think moneysupermarket has a comparison section which you can compare for conveyancing rates. I dion't think there are all that many on there but worth a try.

You could probably find cheaper, but conveyancing prices have gone up recently due to the improvement in the housing market.
Whatever you do, use a recommended local firm and not one of these cheap online outfits, they are cheap for a reason and won't have the local knowledge that is often useful.

No stamp duty, and no mortgage does not make it that much simpler.
I buy and sell regularly, and my solicitor takes me through every piece of paperwork. In my current purchase there are a couple of thinks he's not happy with (lack of gas cert for a new boiler, right of way over a council strip of land plus a few other bits). This is where he does the proper legal work.
