I do have a fairly easy requirement:

Near bristol
1bed
Garage
parking for a van and S2000
nicely decorated (my OCD would go mental in some I've seen)
up to £800/Month

They will only accept a guarantor if only just short of their requirement.
Look around for a private landlord, gumtree etc. They might be more understanding to your circumstance and allow upfront payment. Probably save some cash in fees too.

I'm a landlord and advertise through Gumtree. I would definitely take someone in your circumstances that was offering 6m up front.

I do not charge any of the normal EA fees either.

It boils my p1ss that these cretins expect you to jump through a hoop when there is good money on the table.

I am sure there will be other agents/landlords locally who will accept your 6 months upfront - best thing is to go in and tell them your situation and then ask them to find you property based on your requirements.

I did the 6 months upfront thing a few years back and it worked well.

Find out who owns the property by downloading the land registry title plan.

Usually not difficult to then find their email / phone from Google, Facearse or Linkedin.

Well, i finally found an agent with a property i liked who would take 6 months upfront if i fail the credit check.

However, i actually passed it! so don't need to pay upfront.

Its a little more than i really wanted to pay, but its brand new and seems ideal for my needs.

Whilst I'm sure most of you guys would turn your noses up at it, its not bad for a first place for a single chap.

Great to see a good outcome. There's nothing better than living on your own - getting home from work, closing the door, locking it and knowing that everyone else in the world is on the other side and you're in your own space. It's a great way to live once you've found your rhythm.

It seems somewhat palatial as a first home. Looks like the windows close, it has heating, a roof and appears not to be riddled with mushrooms. Congrats. Just get that second room rented to a mate and that'll cover the overspend.

If only all 4 garages were mine smile

The second bedroom will be my office, But will try and get the cost of a home office and garage (for business storage) as a business expense? (one for my accountant)

One of the main things that made me choose this type, is it is fully detached from any neighbours (apart from the garages), so no noise kids stamping away/screaming etc!

Can't wait to trial the virgin media 200 mbps broadband smile , i only currently get 4 mbps, so i hope i notice a slight increase in speed!

Good result - but "nicely decorated (my OCD would go mental in some I've seen)" - the lampshade in picture three is at least 15 degrees off horizontal - that'll need sorting ASAP.

Yes i had noticed that, along with a socket thats not quite straight wink , But I'm sure they can be easily straightened!

Yes I've seen that thread, Thankfully only my garage has power, so unless someone starts using a compressor or leaves a diesel engine idling for ages, i should be fine. Petrol V8's etc can be left idling and revved as much as they like smile

Haha every new home I have bought, step one has been to straighten all plug sockets and light switches. Even to the point that all screw head slots are vertical. Horizontal slots are for mental people. biggrin

Hmm, they should be horizontal in double sockets because then they line up with the long axis, but you may have a point for single ones which are square. Looking at those in my kitchen there is a problem as I've got doubles either side of the hob, each with a single fused isolator switch (for hob ignition and hood) between them and the splashback. Does one put the doubles horizontal and the immediately adjacent singles vertical? I think the singles should be horizontal in that situation as they then line up with the adjacent doubles, but vertical if they are in isolation. There is the additional issue of tightness - what if the screw isn't quite tight enough if in the desired orientation, but too tight (with the risk of stripping threads) if one takes it another 360 degrees?

Having said that, mine are however the builders put them, though if I've installed them then they are the correct way up - and as I've not put a single next to a double I've not had a crisis over the vertical vs horizontal in that particular situation wink

But there is only one switch and one Earth plug socket hole (the two are vertical but don't match) whereas there are two matching holes for L & N and therefore they dictate that the slots should be parallel to them in single sockets, with the added imperative of being aligned with the long axis for doubles. Goodness knows how people get round this on the Continent where the plug holes are circular; I suppose you could try to see if you could live with hex-headed screws, but that wouldn't solve the problem as then one would have to decide if the uppermost flats were to be horizontal (correct) or at 45 degrees - screws with an octagonal or equipointed star-shaped recess would be the answer. biggrin
