What is she expecting to get half of? If the house is mortgaged and you put up the deposit then what does she actually want?

If you've only owned it since may then there won't even be any capital gain

Do you really think she stands a good chance? A "good brief" will tell her she doesn't have a hope in hell unless she has some proof.

If she's been contributing to the household bills, by paying the utilities etc, then in theory she could have some claim that she was contributing to the house costs giving her entitlement to a share. But given the timescales involved in your case, she's not going to get anything from just a couple of months of your home ownership. Don't give her anything, she's trying it on/deranged.

I'd get her out asap, don't give her two weeks, tell her to get out NOW. Sounds nasty, but giving her any lee way is only going to strengthen her claim (in her mind).

You say you lived together at her house for the preceding five years though. Was that her rented house, or did she own it? What was the arrangement there, were you paying rent to her, contributing to the household in some way? What happened to that house - does she still own it? If she sold it, what did she do with the proceeds? Only thing I'm thinking is that if you lived rent/bill free at hers for five years, while you saved up a nice juicy deposit for your new place, that might have been a bit unfair, and morally maybe you should give her something back. But her trying to claim anything legally on those grounds would be a bit of a stretch.

Why do you post this rubbish? You must be aware that you're just making it up as you go along, and that your bad advice could cause genuine harm, yet you keep doing it.

Are you just a wind-up merchant? Do you get a kick out of scaring people by making up lies?

Whether she was paying bills or paying the mortgage a court will see it as her contributing to the running of the house, they will then take into account the amount and the time. She will not get half the value of the house, the most she could go for is half the equitity in the property. However that is unlikely due to the time involved.

Best advice is wait to see if she does see a solicitor, if she does, see one of your own and stop looking for advice on forums, it will be to mixed.

Rubbish. Paying towards her share of utility bills is irrelevant, that is just a day to day necessity. It's ownership that matters, and if she has no documentation that proves she has joint ownership, or she was contributing towards the mortgage repayments - she leaves with just the personal possessions she arrived with.

It's not about ownership, it's about everything, bills included.

As I said , stop looking at forums, the advice will be too mixed.

Yes, if they are/were sharing the utility bills, but that's not what the OP said. She was (supposed to be) paying some of the regular bills in their entirety. This could be construed as her contributing to the overall household costs in lieu of direct mortgage payments.

But I think everyone here agrees that with the timescale involved, she couldn't have any worthwhile claim anyway.

Following some of the logic on here, if she borrowed your car one day, put some petrol in it and kept the receipt - she's entitled to half of that too...!
