James is right on this one, selmahoose. £200k isn't *that* much money. It's not healthy to think of desperate means to hang onto assets that in this context you need to sell.

I know some BTL developers can get stuck in an acquisitive mindset where the idea of selling is an anathema. But you can't take it with you, and if you don't have the income to service a loan of this value, you might as well pick the lowest yielding, or the most difficult properties to manage, and sell them in a controlled way over the next few months.

And no-one is going to take your offer of a £10k investment to create £200k in 12 months. Pretty much anyone can get a £10k loan these days. The APR might vary according to their risk profile, but it is available. So they might as well do it for themselves rather than work for free in all likelihood for you for a year smile

Particular thanks are owed to Wisbech, one of whose contributions combined with something I saw on telly last night combined with a coincidental phone call from an old associate look like the fickle finger of fate and fortune saying Do it! Do it! Do it!!!

But other great "advice" - some direct (Julian and others) and plenty 'left-field' too (rob a feckin' bank indeed!) - is exactly what's required to stimulate the thinking and enthusiasm.

Even the haters add to the determination to win even if they do appear to have a pretty low bar on what they consider "successful" - and seem to vehemently dislike it too.

Eddie you really need to take a better newspaper!

Derek, Phil, how kind! But I've tired of PH and much prefer real world interaction. So I'm going to rejoin the 99.99% of internet users who aren't on it. Not often, anyway.
Thought you had gone back under the bridge not to be seen or heard of again?
