He isn't automatically entitled to anything, but if a breakup becomes acrimonious and he sought to make a claim based on him contributing to the household costs, potentially even the mortgage payments, or say a new kitchen or bathroom, or maybe paying for an extension, new roof or something significant then he may get awarded some equity. They are not married, and assuming he hasn’t put his hand in his pocket for improvements to the property( not fixture and fittings)

It can all get very nasty very quickly in breakups, especially if a 3rd person is involved, and one party can choose to go to a level to get back at the other party even if it may seem unfounded at first glance. Even worse and harder if children are involved.

Yes, you’re correct in that he already has a potential share over the whole, but as a cohabitee he would have to consent to the remortgage / transfer of equity to put the OP back on anyway so thats hes point to challenge current status or consent and let it go through.
