Glad you found the problem and can sort it quite easily.

Just one thing re the new extractor - you might like to fit it so it can't be easily turned off. I've had to redecorate the bathroom in the flat my OH rents out due to mould and paint coming away due to damp. It's an internal room so only has mechanical ventilation.

Found out that the cause was the tenants turning the fan off at the ceiling-height isolating switch "because it was costing electricity!"

Tempted to replace the switch with a permanent connection and change the face to a blanking plate - but I bet that's not allowed in the sparky regs! smile

And fit a backdraught preventer if the extractor doesn't have one. A stream of cold air on a winter's day isn't nice.

Thanks chaps. The extractor I have identified has a timer switch and also a humidity sensor switch so it comes on during the day even if the light is not switched on.
