Ok, so I have planning permission (for my garage and conservatory), and the Architect has gone awol. Untraceable, gone, disappeared. (He is not RIBA, just a private designer, who was going to project manage it as well)

I have the detailed drawings, and the last thing he told me was that Building Control had challenged part of the roof design and asked for calculations. I want to take the part they challenged out anyway, and I have red lined the drawings that show that, with the roof construction now designed around standard spacings etc.

So - what do I do now? Can I act as the "site agent" to liaise with BC to get their approval for the roof? I have done site work so have some knowledge, but no qualifications. Do I need to get BC on site before I start any work? Can I start the footings? Or at least break out the old patio / drive?

Anyone been here? Do you think I engage a new Project Manager, or will I be able to sort this myself? Ta.

Phone the guy up , Building Control Inspectors are just about always very helpful.

I would ask him where he thinks the problem is with the roof, he will know the answer.

Tell him you wish to get the job started , dig a trial hole for the foundations and ask him to pop out and have a look , then you have him on site to bend his ear over other items smile

Good advice the Building control in our area are very helpful. You can easily make an appointment and go in for a chat.

They will often not commit but will guide you.

We have an old wooden conservatory with planning permission and wish to replace it. His advice was to get it "Refurnished" , often the wood needs to be replaced with UPVC............. That way planning is not required.

Do not be afraid of bc. They will help . If you need calculations , you can always pay somebody to do them.
I had a similar situation with an architect a few years ago . I ended up modifying the plans and providing calculations from an engineer.
