and it has some mould on the render, is sugar soaping it sufficient to clear it before I slap some Santex over the top? Or do I need to use anti-fungal stuff and wait 24 hours before painting?

I don't want to miss a weekend with weather like this to get it done!

My old man is a painter by trade and always uses some anti-fungal type stuff for this! Not too sure what it's called but I'm sure your local DIY shop will have something

B&Q's antifungal stuff seems to be paint on, then scrape the dead mouldy-moss off, which as it's not thick or endemic might be a bit OTT. i'll try the soap first and see what's what afterwards.

Quick tip - use a sponge to apply paint to renedered walls, its much quicker and easy than brushing. I found car wash sponges are perfect.

Depends on the render.

Mine is fairly fine and a roller works a treat.

I've started a bit of a craze around my town. Wifey wanted me to paint our house last year as it was looking "mouldy". Out came the pressure washer with the patio attachment on. Wifey came home from work and was amazed I'd cleaned it and painted it so quick!! She still doesn't know I didn't even buy the paint. hehe

Trust me it worksthumbup

Good work! I think a lot of my render would have disappeared if I'd done that, ended up with the anti-mould stuff as it still looked very green & black after two sugar soaps and the chap in B&Q (who was not 16) said to get their 15 year guarantee you had to use it anyway. The only downside being I need two coats of it with 24 hours between them and also painting, so hope it's still warm and dry on Monday!
