Offer half of what you are prepared to pay. The developer will not accept the first offer.
If the land is worth nothong to the developer he will be pleased to be shot of it, if it can add to a plot, then depending on where in Sheffield you are looking at circa £300k per acre on a pro rata basis for resi development land.
Which developer? Some are easier than others. I know a couple of the Land Directors for the majors in that patch

There's not much admin and hassle, and she'll probably accept £700k for the house anyway, and your £20k will pay her estate agency fees etc! I made a cheeky offer, which of course they turned down, but they didnt laugh at me either, so
I'm going to have another chat with them to see what it will take to get it.
I'm not desperate for it, so no need to offer crazy money . . . obviously my crazy is another mans sensible . . . I'll update when I know anymore, the person dealing with it is on holiday now

That is fair enough, I guess the bottom line is only you can decide the maximum amount you are willing to pay for it (including in your budged conveyancing costs - yours and theirs to sweeten the deal).
IIRC the spot of land down our garden which was added on is about 100ft by 40ft or so and they paid I think 2k for it.

about buying a bit to extend my garden, we are talking about 35 feet long, and probably about the same width.
They have agreed in principle to consider selling to me, but have asked for an offer, I know
less than nothing about land prices, so can anybody help or pass on their experience with buying small plots of land please?
the land is pretty awkward to access in terms of developing, which I hope will lessen its value.

I have a similar case, where I have a farm in the back of my garden currently leased out to a farmer; the owner believed to be one of the big property developers in the UK.
My question is, how did you approach the owner? Via your solicitor?

Honestly? I'd forget about it. If they sold 'a small piece' to you, and then another small piece to the next person, and so on, where would it end? Oh, and you can't make someone sell you something just because you want it. Is there anything I can legally do?

T5SOR, you can normally email or set an appointment with your local councillor to understand the council policy - that's what they are they for (in part)
