Offer half of what you are prepared to pay. The developer will not accept the first offer.

If the land is worth nothong to the developer he will be pleased to be shot of it, if it can add to a plot, then depending on where in Sheffield you are looking at circa £300k per acre on a pro rata basis for resi development land.

Which developer? Some are easier than others. I know a couple of the Land Directors for the majors in that patch

The garden is the best thing about the property but the slice I would like only represents 5-10% of the plot. House in on for £750k. At that level I doubt she is interested in £20k for the admin and hassle.
There's not much admin and hassle, and she'll probably accept £700k for the house anyway, and your £20k will pay her estate agency fees etc!

I made a cheeky offer, which of course they turned down, but they didnt laugh at me either, so
I'm going to have another chat with them to see what it will take to get it.

I'm not desperate for it, so no need to offer crazy money . . . obviously my crazy is another mans sensible smile . . . I'll update when I know anymore, the person dealing with it is on holiday now
so it might be a couple of weeks before I do . . .

thanks for all the replies . .

perhaps I'm being overly cautious, dont want to give specifics away on the internet until things are
sorted, you never know who's listening/watching wink

That is fair enough, I guess the bottom line is only you can decide the maximum amount you are willing to pay for it (including in your budged conveyancing costs - yours and theirs to sweeten the deal).

IIRC the spot of land down our garden which was added on is about 100ft by 40ft or so and they paid I think 2k for it.

Hi everyone,

I have some disused land at the bottom of my garden and am talking to the owner ( a developer )
about buying a bit to extend my garden, we are talking about 35 feet long, and probably about the same width.

They have agreed in principle to consider selling to me, but have asked for an offer, I know
less than nothing about land prices, so can anybody help or pass on their experience with buying small plots of land please?

the land is pretty awkward to access in terms of developing, which I hope will lessen its value.

thanks . . . straker
Hello, I appreciate that it has been a long time since your original msg.

I have a similar case, where I have a farm in the back of my garden currently leased out to a farmer; the owner believed to be one of the big property developers in the UK.

My question is, how did you approach the owner? Via your solicitor?

Regards

Prav

I want to buy some land at the back of my garden, but it is a conservation area/ancient woodland with TPOs. I asked Fareham council, but they are not interested. I only want a small piece and the woods go for miles.

Is there anything I can legally do?

Whose land is it? The councils?

Yes, it is owned by the council. I asked them and they came back with a standard rejection. I was just wondering if there was any way of escalating it?

For real? Who are you going to escalate it to, and on what basis? 'The owner of the land wont sell me any, boo hoo'.

Maybe it wasnt intended, but your post comes across incredibly entitled and arrogant.

I think it is probably just a standard response to protected land and not really being looked into. The owner of the land in this case is the council and not one person. This can't be the first time someone has wanted to escalate it within a council. I was just wondering if anyone else has experienced this.

Honestly? I'd forget about it. If they sold 'a small piece' to you, and then another small piece to the next person, and so on, where would it end? Oh, and you can't make someone sell you something just because you want it.

Councils have been known to sell small pieces of land that they no longer want to maintain (e.g. on former council estates)

T5SOR, you can normally email or set an appointment with your local councillor to understand the council policy - that's what they are they for (in part)
