Hello,

I am looking for building insurance. Property is empty as it is currently being renovated. Can anyone help me?

I will dig out the policy I have, it was £800 for 2 years build time on a £600k project.

Build Zone were the only people who would touch us although we have the added complication of putting a new thatch roof on. Problem we had was that we didn't insure until halfway through the project. Up until we needed a mortgage, we were covered by builders PI, but we couldn't get a mortgage without insurance. From memory, was about £750. Then the mortgage company wanted a rebuild value of waaay more than what the insurance was for. You can get a quote online.

Thanks will look into it.

We have insurance now for when the construction work was being carried out. The property is now secure, but internals are now starting and insurance is coming up for renewal. Thought I would be able to get a better deal but it seems more expensive!?

Are things like heating system, light fittings, kitchens contents or covered under building?

Muncher, did you manage to find the details of your provider? I've had a few quotes through but all are more than that for 1 year.

Ok cheers.

Does anyone know if fixtures and fittings (eg kitchens and heating systems) are covered by building or contents insurance?

Kitchen units, baths, showers etc which are built in are covered under buildings.

carpets, curtains, free standing cooker, laminate flooring that isn't nailed or glued down, are all contents.

I'm sure you probably know this already but standard insurance policies (as a generalisation) won't cover anything on a property that is unoccupied for a significant period. The renovation policies cover you for the building, all materials that are sitting around, tools, hired plant, public liability, the lot.

Yes I am looking for unoccupied home insurance and know there will be a premium for this. I still haven't found anything as reasonable as £800 for 2 year coverage.

I use a broker called UK Insurance net, ask for Jimmy Khing 0844 875 55 55. He does all my unoccupied insurance.

If you just want unoccupied house insurance, use Home Protect, they were £200 for an annual unoccupied premium for me, but if you want insurance to cover building works, materials, tools and public liability then you will more than likely need a Self Build Zone site insurance policy. Quoted c£750 for a new build house over 18 months.

I've just checked and it was with BuildCare, £876 for 24 months.
