I have been offered the opportunity of buying just over 1 acre of land that currently has planning for B1 light industrial use (planning granted for workshop + storage area). The land is in a fantastic position on the edge of town with stunning views overlooking rolling countryside. There is currently 1 small business with land next to the site and will shortly be 1 small office building at the front of the land so it isn't on the edge of a busy industrial park! I would like to build a house on the site (naturally in keeping with other local properties) and access would be via a private drive to the side of the office building. The house would be for me & my family, not to sell on.

I have tried to do some research and have found mention of the relaxation of planning regulations regarding the conversion of light industrial/office to residential planning but this seems to be for existing buildings?

Does anyone have any knowledge, guidance, ideas or advice as to the likely hood of changing the site from B1 to residential use, or the best way to approach the application, in order to build 1 large(ish) property + garden. The site is currently just wasteland and is in East Yorkshire.

Things to chech that will help with replies:

Is it in or adjoining the settlement boundary? Will need to check local plan for this.
Is the site allocated for a use or have any designations in the local plan?
You say wasteland- is it brownfield or greenfield site? Does it have any buildings on currently?
Has the land been marketed for the B1 use? If so, for how long?
Does the council have a 5 year housing land supply? Housing numbers can be a bit of a dark art but perhaps just ask the council planning policy department and see what they say. If they don't, it will be a help, although perhaps limited help if only for 1 house.

There is a lot going on in planning at the moment and the balance is tipping in developments favour, as long as it can be shown to be 'sustainable'.

The relaxation is B1a to resi, so only offices and doesn't come in until the spring. However, the announcement came with a ministerial statement that put forward housing as having economic benefits which is useful.

The government is pushing hard for increasing the supply of housing, but it also needs to be in the right location. The
