I put my house up for sale over 12 months ago now and despite a few price drops its still up for sale.

The estate agent tells me there is nothing wrong with the house itself or in fact the price. I know comparing it to other homes that are for sale competatively priced.

The last couple that came to view were it seemed very keen but all of a sudden northing, The agent in not so many words told me it was due to the state of thw neighbours house that ajoins onto mine. (I live in a semi)

The house a few years ago used to be owned by an old lady and it was immaculate and the garden tidy, fast forward a bit and she had to go in a home and her son now owns it and rents it out.

The people that rent it are the scruffiest load of oiks you've ever met. The lawn has never seen a lawnmower, there is crap all over the driveway and the house is generally just grubby.

They have music on quite regularly and the Dad is in a band and practices his bass guitar quite a lot. The last time we had a viewing I had to ask him to tone it down and to be fair he did.

The Dad in general isn't too bad apart from being a scruffy git and playing his guitar but the son who just sits in his room smoking drugs all day is a complete inconsiderate .

Whilst the music isn't bouncing at all hours it is audible above the TV in the evenings and it is now stressing both myself out and the missus as we have a young son.

Thing is what the hell do I do?

Ask him nicely and get ignored at the very least or I end up getting into an argument and possibly smacking one of them?

See the landlord which I suspect wont do anything because he's a bit of an arse?

Or take it further, - Thing is I take it further and any disputes are recorded when I am hoping to sell my house?

Or rent it out myself?

All I want is to get out and have a little bit of piece but I am at my whits end.

You're f****d, I believe you're obliged to advise any potential purchasers of any neighbour issues. Rent it out.

From that brief description they don't seem that bad. As an outsider I'm reading it as the estate agent is making excuses. It's been absolutely st weather for mowing the lawn. I've wanted to do mine for ages but every free weekend I've had its been pissing down with rain.

Me personally. I'm not sure how your layout of the house is but I'd possibly tackle it by wording it with the neighbour as "I'm out already and the weather looks like its likely to turn do you want me to whip round and give your lawn a trim/litter pick/rake".

How much do you want to sell your house? If you can't do it, perhaps you could pay a couple of guys to spend a morning sorting it out? All depending upon the neighbours allowing you to do so so you'll have to word any approach very carefully to avoid causing any offence.

Oh in that case no excuse lol. I'd still offer to do it. The problem comes from making the contact in an "I just thought I'm out I'll do your garden for you" type of way.

You have my sympathy.

We were selling a house last year with a shared access.

The intended buyers came a couple of days before the sale unannounced to show their family the house and tried to do a three-point turn outside one of the neighbour's houses.

Out came one nasty neighbour - out pulled the buyer.

Ended up selling for much less.....
