I'm sure it was delightful when you last saw it, but that kitchen is inappropriate for that property.
It should be possible to replace the character that the current owners have spent so much effort removing.

The listing gives details of the planning in place to improve the kitchen.
I'm not sure what character you think is missing.

Needs a bit of work, which is why it's on for £350k. It's not even a terrible area, though not exactly becoming because it's surrounded by 20th century housing. The ad says cash buyers only, but there's nothing to indicate why it's unmortgageable. It also says in the brochure that the buyer needs to have sufficient resources to renovate.

Sadly, you don't need any qualifications to be an EA....

I've viewed properties with "High sealings", "Paddox" and one with a "Master bedroom sweet", as well as principle dining rooms, bedrooms, and bathrooms. I've also seen places with a "staple complex", "garageing" and even a "crocket lawn".

pretty easily. I'd imagine there are precedents around there for digging down, roof gardens and all sorts.

"Bathroom, formally a stable" is an almost ubiquitous error for estate agents. It'd be far more remarkable to see one use 'formerly'.

Have to say though - given the nightmares my boss is having with restoring his Grade II listed pile in Hampshire, I never want to won a listed building.

The price of custom sized bricks in the correct mix and colour, for example. Eye-watering. Finding a stonemason - impossible. etc, etc.
