Bradfield primary school had a rough time of late although recent Ofsted is Good , the local secondary school has just had a "requires improvement" though

I'm not far from Bradfield and knowing how much local school performance seems to have to do with our house prices I wouldn't be surprised if its having an impact elsewhere

I would say its worth at the very least a little investigation. I do agree that it seems "cheap" considering what you have stated above. Still has 0.64 acres which for most I suspect is quite enough.
