Sevenoaks, Tonbridge, or Tunbridge Wells gets you into Waterloo East.
this would be my vote
All lovely areas to live plus have the grammar schools. We considered not just that area, but also further up all around south east London.

Conclusion we came to was it was pretty much similar in price to South west Greater London, but was less rich a location. i.e. SW gets you all the riverside bits, Richmond park (biggie for us), Hampton Court, Kew, Heathrow, Gatwick, downs, new forest etc plus simple drive into London and easier access to rest of the country. So concluded that unless you use hop across the channel a lot, SW was a better location.

My parents are in Worcester Park. To be honest, whilst not as nice as (some of) New Malden and Kingston, its quite pleasant. Train is 24 mins into Waterloo every 15 minutes and prices are much better than the other areas. If you look to the New Malden side of the station the areas are quite nice.

Much nicer than Raynes Park or Motspur Park certainly.

Surbiton meets that spec perfectly, have you condidered it? hehe
Not really though. Not many houses in the bit you'd want to be in and all the other houses are well over a million in the decent bit then other side. As Tonker says Berrylands is a bit out of the way and smells. Also potentially miles from the station. It's quite an expanse of houses when you start driving round.

That house in Reigate on the hill is great (first page) - what a view.

Why has no one mentioned Guildford; main line station, M25 is 10 minutes away via the A3, however go in the other direction and there are rolling hills and green as far as the eye can see, superb shopping, great facilities?

You can get a 3 or 4 bed for £900k easy, ok it wont be huge or have an acre of land but it will be respectable and in a decent area; Burpham, Merrow, Shalford etc, decent schools too.

Standard london phase:

Step 1: Make sacrifices and do pretty well compared to most people
Step 2: Think woohoo I have 100k+ cash in the bank, I am successful and its time to buy
Step 3: I think I will live in a lovely place in x, y and z. Should have x bathrooms, drive that can fit x cars, double garage...and a stable.
Step 4: fk me, even a million doesn't go far. Why should I get such a big mortgage and live in a fking terraced/semi/small detached.
Step 5: Depressed for a bit
Step 6: Gets over it and buys somewhere. Life carries on.

How about Guildford?

I'm near Ascot now, but think my next move will take me to Guildford. You should get a decent house for the £, within a mile of the station.

Guildford itself has nice surround countryside and is good for riding. It also has an ok high street.

Trains are fairly frequent into Waterloo and the quickest is about 35mins.

When we looked at Guilford we thought it was a misserable place. Full of people so far up their own arses it was unreal and at the other end of the scale there are some very dodgy/chavvy areas. You do seam to pay a premium to, just because its Guildford. that is when we started to look around Woking. Initially people told us that Woking is dodgy but I just dont see how it is any worse than any of teh other places already mentioned. The town is being redeveloped and there are lots of apartments springing up around the station. House prices are definately rising faster than a lot of other places too. All my opinion of course

The trouble with Woking is that it doesn't have any good pubs or restaurants. Any.

It does depend on your definition of good pub or restauarnt and how far you are willing to travel. There are a few ok pubs around, the Red Lion in Horsell is one of them. I do agree about there being a lack of restaurants, all the chains are slowly arriving and there a few little gems around but we could do with a few more.

Without wanting to sound like a horrible snob, I don't consider 'the chains arriving' as a positive thing. I'd be interested in any of the little gems around. I've yet to find any.

Guildford, Godalming, Haslemere

Depends how long you want your train ride to be

07:02 from Haslemere - Waterloo at 07.53
