That's clearly an offer. If it wasn't why did she talk about not going back on the agreement?

I'm not sure why you're still trying to suggest you didn't try to guzump the buyer. You offered more money to the seller after she'd agreed to sell it to someone else. That's the very definition of gazumping.

I am sure it was technically gazumping but it was a kind, friendly gazump intended to make the world a better place for everyone involved wink

I've spent the £21k on a nice red Porsche Boxster which I shall be delivering to her tomorrow with a bow on. We will see how principled she is then. Maybe I'll swing past the EA on route and see if it peaks his interest.

Not sure, they got evicted 2 mths ago. Will never live in a flat again regardless of the location. Hence being very motivated to find some peace and privacy.

Edited to remove location - didn't want to get any of you self righteous moral high ground types throwing stones at my glasshouse.

On reflection, as others have said you might be better of in the long run. If this is the only house that has come up in that village for 25 years then you should be due a flurry of activity there and most of the items on your list would still be valid. You may not get the garage and garden office but that would be reflected in the price and they can easily be built.

I'll be blunt.
It's very simple

Depends how big an asshole you are, only you or close ones can answer that.

You could offer 20k above the current offer and there's a chance it will be accepted depending on how "moral" the seller is.

In saying that this house will be just as much someone else's Dream as it is yours, someone has made an offer its been accepted, they are delighted.

How would you feel if someone done that to you?

Then you could just think business is business, money talks.

Depends on the type of person you are.

Can you give us an idea which are of the country this is?

Sounds like the EA didn't actually get the best price for the house in the first place.
As you said, 25 viewings, 5 offers and only £4k over asking? Something very fishy unless the first few offers were well below asking.

We got £10k over asking on a £300k house we sold a few years a back in Sheffield and that was with 3 interested parties.

A fair chunk more than your asking price. Hence £4k over seems odd.

I guess I'm somewhere in between I don't suffer fools very easily but equally think you should treat others as you wish to be treated. I certainly wouldn't have been comfortable shafting the buyers which is why I didn't things they way I did. Not sure how I would have dealt with it if the vendor had been so principled but it actually made it easier in the end because I knew she wouldn't have shafted them either way.
