Hi guys, sourcing my next flip/BTL and came across a house which i could potentially turn into a 3 bed from its current 2 bed layout.


As you can see the biggest bedroom has 2 windows in it, so i was pondering splitting into 2, a stud wall in line with the wall between bedroom 2 and bathroom. It will create a small box room and still keep a good sized double room.

Good plan or am i squeezing too much out of limited sq footage?

You are going to make bedroom 2 your biggest bedroom if you do it looks like to my untrained eye.

They will be very similar sizes i think. I need to get this into a planner with some scale furniture to see how it will work out. Removing chimney breast in bedroom 1 might compensate a wee bit too.

is there a free web page where you can do that? I'm looking at extending and need to create a new plan or have a play about.

Not what was used above, but basic floor plans can done with https://www.gliffy.com

You will need to enable floor plans from shapes menu on bottom left of screen.

Possibly but I just did it in Photoshop.

best way of checking is to lob some basic furniture on the drawing ie beds and see how much circulation space you have.
