I own a pretty big flat that I rent out. Been speaking to the estate agent and he has suggested looking at splitting it in 1/2 and making 2 1 bedroom flats, I'm not sure it would add a huge amount to the overall value but would increase the rental income quite significantly.

I think I can make it work technically, Drainage and incoming services can be made to work.

Both flats could still be a reasonable size and subject to discussion there's plenty of parking on the site so hopefully planning shouldn't be a huge issue as I'd not actually be adding any additional floor space.

just wondering if anyone else has done similar, the freehold is owned jointly between the flats, most of the freeholders are sensible (5 in total) although one is old and hard work. Although it maybe that a change to 2 smaller flats without kids in a poorly converted block would suit the awkward owner.

Can the freeholders prevent the change?

if so I guess it's a case of offering something in return, I could as part of the work justify a reasonable about of upgrade to the floors from an acoustic point of view which the flats desperately need or offer a payment into the maintenance fund.

Yes; you will need the permission of the others. Each lease is unique but generally speaking; you could be in a situ' where even if everyone says 'yes' except one person; then it's a no. Best of luck; I know how it is having funny neighbours in just this type of situation.
