21k budget for a refurb

hi all

my 2 bed flat in London 900sqft

was flooded and I now have 21k gbp for a new wood floor, kitchen (doesn't need appliances) and 2 bathroom suites

the labour is all paid for already

can I have some advice as to where I should buy this gear for the best quality price etc

What sort of balance do you want to achieve? What was installed in their originally? I would prioritise the kitchen financially, then use the left overs for the flooring. A lot easier changing a rooms carpet then it is if you change your mind on the kitchen in 1-4 years time!

You could spend £4k on carpets throughout and £16k on a kitchen, or vice versa...

I would start off with someone like Wickes/Homebase to design the kitchen the way you want it, then get Wren's (or similar, who are a tier above them) to design and price them into the ground then look for someone like DIY kitchens (who are another tier up, in theory) to benchmark their prices. This will give you an idea of budgets & whether you can look to go even higher up the 'kitchen quality' pecking order, or go with a local cabinet maker for solid wood...

How big are the rooms? how big is the kitchen? Got any pics to allow people to make comparisons with what they have had done themselves?


Look for local independent carpet fitters & go for the best quality underlay you can afford.

this is my floor plan

well this isn't my flat but the same apart from the kitchen comes out more like a bar which I like

also I need 2 new bathrooms

it will be wood floor in the hallway and living room and carpet just in the main bedroom

DIY kitchens for your kitchen, and price up or down to your liking.

flooring again depending on what type you want but the regular sheds have some stonking deals on 12mm laminate recently almost down to the £10 psqm mark

Maybe try the likes of Victoria plumb for bathroom suites.

all should be possible to a high secification on a 21k budget especially if labour isnt included in that price

as I don't live in the uk

I feel like im going to get fcked here

heard the builder wants to put in howdens


but looking at the internet im sure I can achieve a much better grade of kitches floors and bathrooms surly

A designer will soak up a chunk of money. How urgent is it? Is it something you can take a bit of time over or you need in one quick hit? A designer might be a good option if so but if you can do it yourself a bit at a time you will save big time and have more to spend on decent fittings.

My personal experience would say hardwood flooring is near permanent so go with good quality, bathrooms next and kitchen last as these are fashionable and tend to be replaced and updated more than the others.

I don't live near the apartment

I feel like I need 2 days to be with the builder and get some people over from bathroom suppliers etc to draw up some plans

but im sure my builder just wants to throw in the basics and take as much profit as possible

Howdens kitchens are well made for the price and come pre assembled which will make your builders life easier

In my opinion they are fine for rentals and when a cheaper kitchen will do. My parents have had 2 fitted recently in some student properties which might be slightly bigger than your pics show and I think the cost of the units delivered started with a £2xxx. Appliances and fitting adds to the cost. I'd be looking at something better if I was you

Do not touch howdens appliances (lamona). Look on line for hordes of dissatisfied individuals

Interior designers will charge you £5k to tell you black is black and white is white.

Massive waste of money

can you give tell me who you would use for the bathrooms please ?

I live in Switzerland so would like to get all this designed and wrapped up in on go on a Saturday

does any company supply all the tiles cupboards and toilets baths etc. from one place ? or do I have to go to a tiles shop or bathtub shop separately ?
