All the houses along the Hill are really greedy when it comes to maintenance. Plus, having a busy road between your front door and your front garden, and a mainline railway outside the back door is a bit offputting. Yes, you get a mooring, but it's a noisy place to live.

For clarity, I've not been to Pangbourne for over 10 years, but considered buying a house on Shooters Hill a few years before that. I assume it's at least as bad now as it was then.

There's also the small matter that none of those houses get any direct sunlight at all for more than half the year. They look great in theory but the location is a huge compromise with an A road in front and GW mainline a few yards behind.

You are missing that the wreck is 10% larger, on a bigger plot and if you spent 300k on it you would have it to a much higher standard than the house at 1.15m. For a village location with fairly incredible views over the Thames thats actually pretty good value.

"Village location". hehe Pangbourne's not been a village in my lifetime, and I'm 50.

And that house isn't in Pangbourne.

Its staggering distance from the best pub in pangbourne. 5 minute walk from the centre.

Its technically a village as it doesnt have the size and facilities you get in a Town, e.g. Reading or Newbury.

Don’t disagree, but it is in Pangbourne and it is a village. Could be stunning with money spent on it, same would buy a box in Henley.

These would not bother me, actually.

I (relatively) recently spent 6 months in a house in France that was the same - no sunlight in winter. Dealt with by log fires and cosiness. As spring turned up, the garden was all light again.

Main Road doesn't bother me, as I live in London and traffic likely lower than what I am used to. The rail line would be more of an issue. The Grade II listing is a deal-breaker.

I shall stay in stabby SW2 behind my CCTV, alarm and gates, thanks.


I have many happy memories of Pangbourne. Used to spend a lot of time as a teenager at a friend's parents' house on Bere Court Road. It was amazing.

I agree, I've driven past there many times and that is a busy road. Pretty much the main A-link from the M4 to Wallingford, Oxford and M40, and the mainline railway is just the other side of the hill behind. Plus its a north west facing outlook so it's going to be pretty dark most of the year.

Saying that, its got river frontage and mooring, which is a big deal for some of us who live near the Thames, and its 5 mins from the station, and Pangbourne is a thriving "village". So after spending a bit to bring it up to scratch, it has a lot going for it for the money. I love driving up that section from Moulsford into Pangbourne, past those houses and the boats by the river, and the view back across the valley up to the Chilterns its, a great spot.

Without close examination my initial thought was WOW! (It’s 800k now) so I’m sure a cheeky bid would secure.

Back of the envelope calculation bought to a halt when I spotted Grade 2 listed.

It's a beautiful house, with no outside space to speak of, in a shocking location in terms of noise and privacy. As opposed to the house where I live which is an absolute carbuncle but has great grounds and is in a magnificent location in terms of peace, quiet and accessibility. It's about the same value as this one, in the same area (well, within 5 miles), and I would not trade mine for this one if you chucked in a gallon of baby oil, 1kg of Columbian marching powder and a Bank Holiday weekend in Barbados with Halle Berry. Or Scarlett Johansson. Or whoever does it for you.

I'd rather find something in Sonning than live in Pangbourne - I am not a fan of the village / "town" centre, it's not the best. Or at least it wasn't 6-7 years ago when a friend lived nearby.
