This house does not seem terrible on the surface.

$3,849,000 in Livingston NJ



So why is it a nightmare and why has it not sold? Well, they managed to reduce their tax bill to $88k/yr

Year Property Taxes
2020 $87,929
2019 $103,240

They must be so happy to be under $100k/yr. This is high for a high area and means the tax payment will almost certainly be more than their mortgage. In other states, you would be paying a couple of thousand.

$300 a day. For, umm, streetlights and the binmen.

You would think so, but in my town we have to pay extra for the bins. We have to buy specific bags which are about $2 each.

My mate in Texas (San Antonio) paid around $2k PA property taxes on a $200k dollar home.
He has no mortgage though so not the end of the world.

That's not too far off my council tax and my property value tbh. I do wonder what that covers though as the mix between what local, state and federal taxes cover there is going to be pretty different to how things are split between council and income tax.

But then I think the highest council tax I could have is about double that as I am band D.

No student fees...because that would be illegal...
Great for summer parties.....because the neighbours haven't yet complained to the council...

Picture 9 looks to be a bed, in a kitchen. Maybe they just bought too many kitchen units and used them in a bedroom

And finally....no floor plan? And no room dimensions...What the actual fk?
If you want £60k a year, then I think the extra effort of doing a floor plan can be justified...

I can't imagine the hassle of organising to get 10 guarantor agreements. There will be one tenancy agreement, And each of the 10 students and thier parents will be jointly and severably liable for the whole rent. What a fking nightmare...

Is it worth it for the yeild ? What's the house worth ? In can't tell, but £1m would seem too high and that would give a 6% yeild which it not great for the student market..

10 - 12 % is doable in most student towns. 15% if you are lucky. But 6% is MEH.

Totally bizarre. Do students really pay £600 a month rent these days? Ten years ago we baulked at more than half that PP, though given the tripling of other university costs I wouldn't be too surprised.
